Prompt engineering is just asking smarter questions. A bad question to AI gets a bad answer. A specific question gets a useful one.

Here's the difference: Bad: "Is this house a good investment?" AI might give you generic advice. Good: "I'm considering a 3-bed/2-bath in Denver, 1,200 sq ft, listed at $425k. Annual property tax is $5,200, insurance $1,200, expected rent $1,800/month. Compare this to similar rental properties in the area. What's the cash-on-cash return, and is it above-market?"

Notice the difference? The second question gives AI context. It knows your specific numbers, your location, your goal (rental analysis). So it can give you a tailored answer instead of a template response.

For real estate, better prompts include: specific addresses or neighborhoods, exact numbers (price, rent, square footage), your timeline (buying, selling, investing), your constraints (budget, commute requirement), and what you want to know (ROI, neighborhood fit, red flags).

A practical pattern: Start with the question, add context in bullet points, then ask for a specific format. Example: "I'm evaluating this rental property. Here are the details: [list them]. Please analyze: 1) Monthly cash flow, 2) Annual ROI, 3) Top 3 risks, 4) Market comparison. Show your math for each."

The AI will be more helpful, more accurate, and give you information you can actually use instead of broad platitudes.

Another trick: Ask AI to push back. "What am I not seeing in this deal?" or "What are the worst-case scenarios?" This helps you stress-test your own thinking. AI can spot flaws in your reasoning faster than you can talking to yourself.

The more specific you are, the more useful the answer. Vague questions get vague answers. Real estate decisions are too important for vague.

Try this: Take a property you're interested in. Write two prompts: one vague ("Should I buy this house?") and one detailed (include price, location, condition, your financial situation, your goals). Compare the AI responses. Notice how much better the detailed prompt performs.
